The key to any successful project is to firstly define the Goals and Aspirations of each of the stakeholder groups. In order to move a successful project forward we must meet with the individual key stakeholders and review the objectives of each party moving forward.
Portfolio will identify and source niche opportunities that fit within the development and financial parameters set out in the Key stakeholders meeting. Portfolio will assist financiers & developers with deal sourcing, site selection, due diligence and acquisition negotiations. Furthermore Portfolio has a history of working with Land Owners to assess development proposals and joint venture opportunities that may be presented by developers and financiers.
Undertake a development feasibility analysis of the land or project in its current planned state, and identify the potential capital, political and development requirements needed to successfully proceed.
Assessment and review of the due diligence package will enable us to define the business outcome in line with the development objectives of each party. Understanding the internal needs of an investment or developer group is key to formulating a successful development business plan. Portfolio will create the required business plan for the proposed project based upon the owner’s objectives, risk profile, project feasibility and market conditions.
Portfolio will assist developers and land owners in formalizing the company structures associated with property development opportunities. With the myriad of joint venture, financial and strata title options presented in today’s ever changing development world, understanding the most efficient way of implementing a development structure whilst mitigating risk is paramount to the ongoing success.
Portfolio has had great success in identifying suitable branding partners for the proposed project and negotiating the commercial terms – i.e. Hoteliers, Golf Course designers & Celebrity endorsements. The ability to correctly leverage the branding partner will allow greater exposure to the project over time.

Identifying the right project team consultant partners is critical to the success of the delivery of the project. We must source strategic consultant partners that understand the market place they are in, but more importantly understand the partner’s development objectives. Developments can only be successful when the project team “buys in” to the concept and aspirations of the development principals.
When dealing within the residential development sector timing can often dictate success, with schedules and program management vital in having a fluid project team delivering the results required. Portfolio will create detailed resource tracking and scheduling for the project from conception to delivery.
Portfolio has the benefit of experience in understanding the timeline in which the consultants must be engaged along with having the ability to manage the process. Understanding the needs of multi disciplined consultants within this niche sector will determine the stability of the project.
Our specialty is delivering residential projects. We are experienced in developing the approach, costing models and execution plan for remote and one off sites all the way through to urban centers. Based on a thorough working knowledge of all the components needed for a quality real estate program, we go to work to establish the program plan and then systematically evaluate and implement the appropriate solutions for Cost, Schedule, Contract and Construction.
As a group we have planned and built projects in urban centers and remote sites in Australia, Asia, Mexico, Central America, South America and the Caribbean. Our experience has taught us how to meet the challenges of remote work and mitigate the myriad issues that arise when developing a unique resort residential project in a distant setting. This experience is evident in our approach to the fundamental precursors to a successful real estate construction program- Mobilization, Logistics, Temporary Infrastructure, Mancamp, and Project Management and Human Resource systems.
Portfolio through their initial due diligence assessment will understand the governmental constraints attached to the applicable site in regards to the development approvals. As each country differs in their approach to this process, the understanding and management of this is key to the developer achieving the desired project schedule outlined in the business plan phase. Portfolio has a history of doing this successfully over several continents.
Portfolio will take the agreed upon business plan and use that to direct the initial land use and master planning consultants. Understanding the sites limitations and pushing those boundaries to achieve the desired yield or financial outcome is the first step in defining the ongoing development.
