The Proposed ILIAD Resort, Ithaca, Greece site, is owned by Smenter Limited, a Cyprus Company, formed specifically to acquire over time potentiallya 400ha (4,ooo,000m2) landholding, on South Ithaca, Ionian Islands, Greece, over the last 10 years. Currently Smenter own unencumbered 170ha (1,700,000m2) of the site covering 6klms of coastline and have options/contracts over an additional 130ha (1,300,000m2)
The total site is one of the largest private island landholdings in Greece, and enjoys over 7.5klms of spectacular pristine ocean frontage, with natural deep -water harbours. Managed on behalf of Smenter, by Portfolio International Holdings Limited “Portfolio”, the Company plans to develop an integrated resort residential project, with initial focus on planning and approvals for three boutique luxury resorts with Maha branding to be the launch phase featuring a 30 suite resort hotel, 10 x 2 bedroom & 10x 4 bedroom Maha Hotel Villas and 20 Estate lots for luxury Residences, and in subsequent phases the Setai and Chedi branding, each phase to be managed by GHM Hotels, led by Adrian Zecha.
The Maha resort will have a luxury health spa and all of the facilities expected in a luxury Zecha managed property.
The resort will have a luxury marina village accommodating stern to berths for mega yachts, with luxury retail & food and beverage
The site is framed by a spectacular ridgeline, with majority of the site elevated, with grades such that each resort product (whether residences, villas, apartments or hotels suites) will enjoy long ocean views, and in some cases ocean, and Town of Vathy views. Numerous beaches and bays line the coastline, plus the Company has contracted to purchase Lygia Island, 100 metres offshore, in the foreground of the site.
